What about insurance?

Closely check the terms of your policy. Check to see that the values are correct and advise your Insurance Company that the property will be tenanted. You should maintain a coverage for Contents and Public Liability as well as Building Replacement - even when the property is let unfurnished.

If you are a Strata (or Unit) title owner, you need Public Liability insurance cover for your property. The Body Corporate Public Liability cover stops at your front door.

Landlord Protection Insurance is to cover in the event of malicious damage or unforseen problems with tenants. For example a tenant may be made redundant or a marriage ending resulting in breaking the terms of their Tenancy Agreement. For a small premium, this insurance offers you peace of mind. It is very important that Sadil Quinlan knows who holds the policy and that payment is current. We can make payments on your behalf if required.

Is your property safe?

Two important safety aspects to consider.

1. Security: Many insurance companies will not cover a property with out a minimum of deadlocks to all entrances, and window locks to all windows. Offering sound security is a good incentive to a prospective tenant.

2. Smoke Alarms: If not already fitted we strongly suggest a minimum of two smoke alarms per property. These are relatively inexpensive items that can be fitted free of charge by the Fire Brigade. Tenants will be responsible for renewing the batteries.

Who pays for water consumption?

The tenant is usually responsible for water consumption. Although our experience shows that the majority of water in a property is generally used on the garden. We encourage lessors who wish to maintain their gardens to pay 50% of any water charges. A garden cannot be replaced overnight.

What happens if your property requires maintenance?

It is important to remember tenants generally do not do small maintenance jobs. We recommend that you authorise us to spend up to a specified amount on your behalf on essential maintenance jobs (eg hot water, stove elements or plumbing). We have a list of tried and true tradesmen who have served this firm well, and at fair prices, for many years. Of course any major maintenance items are referred to you immediately. Your prompt advice to our request in this regard is helpful.



What is meant by "Fair Wear and Tear"?

Every investment property will incur some wear and tear during the life time of the investment. While we require the tenants to take care of the property normal living conditions may deteriorate (slowly over time) the carpets and the paint will not stay fresh for ever, these are classed as normal wear and tear and the tenants will not be held responsible.

Why shouldn't I list with a larger agency?

Most "large" agencies are franchised smaller offices that just advertise together. They work individually. Your property could be one of hundreds advertised and not receive the individual attention that it deserves.

How do I choose an agent?

Always choose an agent you feel comfortable with and trust, one you believe can do the job, and one who has a proven track record.

Should I list with the agent who quotes the lowest fee?

There are good agents and there are poor agents, just as there are good and bad doctors, solicitors, accountants etc. An agent should be paid what they are worth. A poorly trained and unskilled agent could cost you thousands of dollars. Don't risk it.

Does the owner have any input into the marketing and process?

Absolutely. It is your property and you're the boss. Your agent is there to advise you and facilitate the whole process. The final decision is always yours.
