Presenting your Home

A few easy but critical steps will help. It's not easy keeping your home like a showpiece but the effort will be well rewarded and put extra dollars in your pocket. Here are some low-cost, high-return upgrades to improve the perceived value of your home.

General Preparation

First impressions happen only once. From the moment a prospective purchaser arrives at your home they should notice that the gardens and lawns are well trimmed and tidy, paths and porches clear and clean. Toys and garden tools should be stored away. The front door should sparkle and a welcome mat put in place. (Ask your Sadil Quinlan Properties representative for a mat if you don't have one.)

Clean up

Of this we're certain . . . a clean house sells more quickly and for more money than a messy one. Get your house squeaky clean. If you do nothing else, do this! Carpets and curtains should be professionally cleaned and patch up paint used where necessary. Sadil Quinlan Properties can organise this for you.

Fix up

The house should appear to be in excellent condition and in perfect working order. Pay special attention to the kitchen and bathrooms. These rooms are always at the top of a buyer's lists, replacing kitchen door handles, regrouting tiles, fixing and cleaning shower recesses makes a difference. Even your house number should be new and bright.

Use light to your advantage

Wash all the windows and let in as much natural light as possible. Flick on all the lights, including your lamps. A colourful bowl of fresh fruit or a bright vase of flowers lifts a room.

Foster a welcoming aroma

Eliminate odours from pets, smoke or cooking. We can help you create that "new house smell" with common materials and products. And don't forget fresh air and sunlight. A pot of freshly brewed coffee, recently baked bread or the fragrance of oils enhances appeal.

Remove clutter

Small personal items should be stored away. It's important to have benchtops free and cupboards ordered. Some items of furniture may also be moved and stored. The less clutter, the larger the rooms look and this includes the garage.

Your representative and you

Your Sadil Quinlan Properties agent has presented hundreds of homes to thousands of potential buyers and can advise you how to enhance your property's appeal. You and your agent will plan the best possible tour of your property to showcase the best features. From temperature, time of day, lighting and tidiness, your agent has been fully trained and will discuss these details with you. Let your agent show your property. Prospective buyers will feel less intrusive and more able to absorb the "feel" of the home if the owners are not present. Taking the dog for a walk or simply sitting in the garden allows your representative to do their job.
