Advertising
Prospective tenants will have many avenues to know your property is available. For example; your property will be advertised through the use of the Canberra Times, the Internet, catalogue listings complete with photographs, and direct marketing to our corporate clients.
Tenant Selection
We have the strictest application process in the ACT enabling us to place the best possible tenant in your property.
Rent
Our rent is collected by direct debit from our tenants Bank Account into our Trust Account. We direct debit on a calendar monthly basis thus eliminating continual chasing of arrears. If this arrangement is not suitable for a prospective tenant we simply do not rent a property to them.
Bond
Equivalent to four (4) weeks rent is held in our Trust account before being transferred to the A.C.T. Office of Rental Bonds.
Tenancy Agreement
We prepare the standard Tenancy Agreement in accordance with the Residential Tenancies Act 1997. Application can be made to the Residential Tribunal for special additional terms.
Condition and Inventory Report
A comprehensive and detailed inspection report along with a Video Inventory is compiled prior to the tenant occupying the property. The inventory forms the basis of the termination report and can be used in the event of any disputes.
Inspections
The initial inspection is carried out one month after the commencement of a new or resigned tenancy and twice yearly thereafter. Should a routine inspection be found unsatisfactory the property would be re-inspected. Other external inspections on a regular basis. A report on each inspection will be forwarded to you.
Repairs and Maintenance
We will arrange all emergency repairs to protect the property from damage or to maintain essential services to the tenants. Your instructions will be sought before proceeding with major maintenance repairs. A list of after hours emergency tradesperson must be given to the tenant at the time of signing lease. We would discuss these options at time of you signing our Managing Agents Agreement.
Funds
Funds will be deposited to a Financial Institution selected by you. The advantage of using our direct debit facility is that your funds are available to you immediately.
Disbursements
General Rates, Land Tax, Water and Sewerage charges, Unit Levies, Maintenance and Insurance can be paid on your behalf, from the rental proceeds.
